Services | Residential Valuations

SURVEYS AND VALUATION.
We will include a building insurance reinstatement valuation within the report on every residential property we survey, whether homebuyer or building survey format. We CAN also include our opinion of the open market Freehold or leasehold value, but this needs to be done by arrangement as they are generally ommitted from building surveys.

AS GENERAL PRACTICE CHARTERED SURVEYORS, WE ALSO PROVIDE VALUATIONS FOR

MORTGAGES
(Some Building Societies have their own valuers in house, which is not unreasonable bearing in mind the valuation is primarily for them. However, if you also require a survey, then we strongly recommend you use a private practice answerable solely to you)

PROBATE AND MATRIMONIAL.
All our work is undertaken discreetly and in strict confidence.

TAXATION.
These can include retrospective Inland Revenue valuations.

COMPENSATION. HOUSING ASSOCIATION AND SHARED EQUITY. QUINQUENIAL.

DEVELOPMENT APPRAISALS
(We are not involved in any land development companies or similar and our loyalty/confidence is always to the client and client alone.

AREA
We will NORMALLY only carry out valuations on residential property where we have sufficient knowlege and this is predominantly in and around a 10 mile radius of the main local towns in our area. These include Saffron Walden, Stansted, Epping and Dunmow (Essex), Cambridge & Newmarket (Cambridgeshire), Bishops Stortford, Royston and Baldock (Hertfordshire), Haverhill, Bury St Edmunds and Clare (Suffolk).

METHOLOGY
Our substantial computerised database of comparables (which is updated daily) is used to support our valuations, together with historic transactions where required(e.g. tax matters). We also equate standard residential valuations to a rate per suare foot and for more complicated matters employ established valuation methology.
