Building Management and Architectural Design

So, you've had your survey done and purchased your new home but now it's time for those remedial works or an extension perhaps? You've heard the horror stories about cowboy builders and you'd prefer to be professionally represented and protected. This is where we come in.

Snow Walker provides building management and design services, particularly for period and Listed buildings. We know the reputable local builders, tradesmen and craftsmen who are capable of producing good work and we aim to save property owners time and money by planning and supervising repair, improvement, extension and restoration programmes. Our surveyors prepare specifications of works, make detail drawings, invite competitive tenders and implement works under appropriate contracts. We liaise regularly with contractors on site, deal with their accounts (once we are satisfied that work has been carried out to an approved standard) and manage the project through to completion. Naturally, we ensure total compliance with Building Regulations, Listed Building Consent and good building practice and any programme of work managed by this practice will be carried out under the direction of a Fellow of the Royal Institution of Chartered Surveyors.

Our service extends to all kinds of projects, from modest repairs through to major restoration. Our specialist knowledge of building styles means that we enjoy an excellent relationship with local authorities in the region. You can be sure that any project we undertake will be implemented in an authentic manner, entirely sympathetic with the age and style of your property. To find out more, please call us on 01799 521761. We will be delighted to help.

Land Registry Plans

Land which is purchased, transferred or acquired for whatever reason should be registered with the Land Registry. Typical situations might include:

* If you are buying land from your neighbour to enlarge your garden a compliant plan will be required as part of the transferral process;

* If you are proposing to sell your property/land and you find that the land is not registered you may also require a compliant plan before the sales process can be completed;

* If there is uncertainty as to the exact boundary position between two parcels of land, a land registry compliant boundary plan may be required.

There are stringent rules and requirements governing what features are mandatory to ensure that a plan is compliant. Each parcel of land is unique and requires a bespoke drawing. Failure to reach these standards can result in non-compliance, time delays and unnecessary expenditure. Formulating a Land Registry compliant plan is a specialism of Snow Walker and entails a site inspection, land survey and accurate drawing of the subject plot. An example of a compliant plan with necessary details required can be viewed HERE (PDF). To avoid any pitfalls and be sure of a compliant plan, contact Snow Walker today to discuss your needs.
