The offices are being offered because they are currently surplus to requirement by
Pretlove’s Removal & Storage Service Ltd. The remainder of the accommodation is
only utilised on a casual basis by the operatives and therefore the responsibility for
security, i.e. opening and locking at the beginning and end of the day, would pass to the incoming office tenant.
The accommodation is illustrated on the floor plan (opposite) which is intended only to give general indication as to the layout.
Haverhill is an industrial market town and civil parish in the county of Suffolk next to
the borders of Essex and Cambridgeshire. It lies 14 miles south east of Cambridge and
50 miles north of London. The only major road, the busy A1307 road connects
Haverhill to Cambridge and the A11/M11 road. There is a regular bus service to
Cambridge and surrounding towns and villages. For national and international
flights, Haverhill is situated relatively close to Stansted International Airport which
lies approximately 21 miles to the south.
It is suggested that this be (say) a 3 or 6 year term but if the latter incorporating an interim rent review at £10,000 per annum subject to VAT at the standard and prevailing rate.
The incoming tenant will be responsible for normal costs with each party responsible for their own legal expenses incurred in the transaction.
It is suggested the incoming tenant will pay £4,000 per annum as a contribution towards the business rates and 80% of electricity, bearing in mind that Pretlove’s only use lighting in the warehouse during winter and charging forklift once a week. However it is possible for the electricity to be separately metered if required.
There will be shared usage of the toilet and kitchen facilities.
The incoming tenant will be expected to provide adequate references and a rent deposit equivalent to one quarter. Rent will be payable quarterly in advance by bank standing order.
